The pandemic caused some shifts but their goal is still to reach the 60 million dollar mark. Mario’s team is determined to stay focused and ensure they keep their head in the game.

Mario and The Mitchell team use Boomtown as their CRM base. With the pandemic, however, they have shifted into print advertising as well. They’ve also been seeing good returns from attending creative events while following CDC guidelines. During this pandemic, the Mitchell team has utilized food trucks on a monthly basis, sending out foods to neighborhoods who still don’t have a lot of freedom. The team is focused on the older and existing leads rather than the new leads.
Mario also tries to nurture their leads and maintain communication. The aim is to know them more personally and spend time talking to them. It’s all about building relationships. The team has increased the volume of direct mail and now sends out 2-4 times a month, using different information each time. They are now focused on what they can do inside the community rather than on the transactions.
Finding the right “farm”
Things to consider when working with farms is their location. They decide on a good farm by pulling out a transactional report on each individual development inside the Charlotte area. A 7-10% transaction is an ideal number to be in. They stay in under the 300-500 range of homes that are only 20-30 minutes’ drive away from their personal houses.
Important dates such as holidays, anniversaries, and birthdays are in their CRM. It allows them to reach out to their leads and prospects on the dates that matter to them. The team also uses social media channels to foster engagement and interaction with their clients.
